One of the most common things we hear when the downsizing conversation starts is some version of "we're not ready yet — there's just so much to do." That's usually true, and it's exactly why starting early matters more than almost any other factor. Here's a realistic, honest timeline — not the rushed version, the one that actually lets you move on your own terms.

Months 1-2: The decision and the sorting

This is almost always the longest phase, and that's by design, not a problem to fix. Deciding what actually comes with you — and what gets sold, donated, or passed to family — takes real time, especially in a home you've lived in for decades. Our downsizing checklist breaks this into room-by-room categories, which tends to make it feel far less overwhelming than tackling "the whole house" at once. There's no reason to rush this stage; the earlier it starts relative to your target move date, the calmer the rest of the process feels.

Month 2-3: Figuring out where you're actually going

In parallel with sorting, this is when it's worth seriously narrowing down the type of place that fits — a 55+ community, a single-level home with no age restriction, or something else entirely. A free valuation on your current home at this stage is genuinely useful even if you're not ready to list — it tells you the real number you're working with, which shapes what's realistically in reach.

Month 3-4: Listing and the search, running together

This is where our Homesafe program changes the shape of the timeline for a lot of downsizers: your current home goes on the market with a contingency clause built in, so you're not forced to accept an offer before you've actually found and secured your next place. Once an offer is accepted on your home, financing and subject conditions on a typical BC purchase usually take 5-10 business days to clear — but the shopping itself, finding the right unit in the right building, is the part that varies most and shouldn't be compressed just to hit an arbitrary deadline.

Month 4-5: Closing and the actual move

Once both sides are firm, possession dates are negotiated to line up as closely as makes sense for you — ideally the same day or close to it, which is the entire point of coordinating both transactions together instead of leaving a gap. The physical move itself, if the sorting work happened early, is usually the fastest part of the whole process.

The realistic range: 4-6 months from first serious conversation to keys in hand is a comfortable, unrushed timeline for most Okanagan downsizers. It can move faster if circumstances require it — but every downsizer we've worked with who started early says the same thing afterward: they wish they'd started even sooner, not later.

What actually stretches this timeline out

The bottom line

There's no prize for doing this fast. The entire reason a proactive downsizing timeline works better than a reactive one isn't just convenience — it's that every decision along the way gets made calmly, by you, on your own schedule. That's worth protecting, and it's exactly what a 4-6 month runway gives you the room to do.
