Single-Level Homes 55+ Communities Free Downsizing Guide Blog Contact Free Valuation

Not every listing service is built for "I don't want stairs." This page filters specifically for condos and apartments (inherently single-level living), plus houses whose listing description explicitly mentions rancher, bungalow, single-level, or one-level construction. It's a best-effort filter — MLS® data doesn't have a universal "no stairs" checkbox, so a small number of genuine single-level homes may not show up if the listing didn't use one of these terms. If you don't see what you're looking for, contact us directly — we often know about single-level inventory before it's obvious from the listing description alone.

Common Questions

Single-Level Homes — FAQ

What counts as a "single-level" home?
A home where all the main living space — bedrooms, bathroom, kitchen, living areas — is on one floor, with no stairs required for daily living. Some ranchers have a basement below for extra storage or a guest suite, which is fine, since the basement isn't part of daily-use living space.
Are condos considered single-level?
Yes — an individual condo unit is always single-level by definition, even if the building itself has multiple floors (an elevator handles the vertical movement, not the resident).
Is a rancher the same as a bungalow?
In everyday BC usage, yes — both terms describe a single-story detached home. Some people use "rancher" specifically for a home with a basement below (single-level living upstairs, storage or a suite below) and "bungalow" for a slab-on-grade home with no basement at all, but this distinction isn't consistently applied.
Why don't all single-level homes show up here?
MLS® data has no standard field marking a home as "single-level" or "no stairs" — this page identifies likely matches by searching each listing's description for terms like rancher, bungalow, or single-level. A listing that's genuinely single-level but doesn't use one of those words in its description may not appear. Contact us directly if you want a more thorough manual search.
